Offer Process
To make an offer on a Fox Cove unit, you must:

1) First provide a pre-approval letter from one of our preferred lenders. You may use any lender you wish to purchase your home, but you must still provide a pre-approval letter from one of our preferred lenders before making an offer on a Fox Cove home. What makes a preferred lender? It's simple. They take great care of our buyers. We have no financial affiliation with any lender.

Please note that we only accept Cash/Conventional offers. FHA, VA, and similar loan packages will not be accepted. Below is a list of our preferred lenders.

2) Once your pre-approval letter has been received, a contract will be given to you for your review.

3) You will need to sign the contract and bring in an earnest money check. If you are using a preferred lender, the check amount will be $2500. For non-preferred lenders, the amount is $5000. Your earnest money check and contract with your signature constitutes an offer.

4) We will review all current offers as we have available units. If we accept your offer, you will be notified of such and will receive a completed contract having been signed by a K&K Principal. Your earnest money check will then be deposited. Otherwise, you will receive a notice that your contract was rejected along with your original earnest money check.


Price
Our Fox Cove homes are starting at $159,900 for a single level, 1025 sq. ft., 3 bedroom, 2 bath home with attached 2 car garage. Home Owner Association (HOA) fees are currently $105.00 a month. This currently covers water, landscape maintenance, exterior home owner's insurance and Common Area Liability Insurance. The homeowner is still required to maintain contents coverage home owner's insurance.


Terms
Fox Cove is an Owner Occupant PUD. This means that the owner of record must live in the home and no portion of the home or its entirety may be rented for the first 12 months. If this condition is breached, the owner will be liable for $20,000 in damages.
